Professional valuations for general and probate matters together with advice on
planning, inheritance tax and agricultural restrictions. This service used to be
supplied by most Estate Agents as a general practice but is rarely available
from the house sellers of today.
2. Helping clients buy and sell property and land either through an agent or
privately. In the event of you deciding to move we would meet and discuss the
best way to sell. Should you decide to use an agent we would then choose the
right one for you. I would then instruct that agent on your behalf, making sure
that they do their job properly, especially marketing and ensuring they agree
your sale to the right buyer. I also have a package for those clients who wish
to sell privately. This would include a valuation, preparation of sale
particulars, home information pack and putting it on my website. Further
advertising would be your responsibility as would be dealings with prospective
buyers. However I may be able to be involved at this stage for an enhanced fee.
When you have found a buyer I would do my best to ensure that they are able to
proceed. The sale would then be processed by me.
3. Recommendation of professionals, craftsmen, and tradesmen. Virtually
everybody from solicitors, town planners, financial advisors, architects and
surveyors to builders, plumbers and electricians. Most people I recommend from
personal experience.
• FEES
There would be a fixed fee structure for the private selling package and professional services depending on the level of service required. However should you sell through an agent my fees would be paid by that agent. So my help would not cost you anything. Most agents would be happy dealing with me as I would become a good source of business for them.
• WHY DEAL WITH ME?
Buying and
selling property has become quite difficult these days. Recent legislation
changes introduce a requirement for a Home Information Pack, which although
watered down will still come into effect on 1st June 2007, I will be able to
help provide these Packs, particularly to those selling privately.
The most difficult area I can help in is by finding the right agent to do the
job at a realistic commission rate. I would then keep an eye on them making sure
that they market your property properly and also find the right buyer for you
thus avoiding any conflicts of interest that can occur with the agent.
I have a wealth of knowledge of the property market and a level of expertise
that is rarely seen these days. Also I am not tied to any firm of estate agents.
